Short-term rental managementin Aveiro and the region

About Habitek

For owners who don't want to run a short-term rental day to day

Running a short-term rental takes time: messages at any hour, keys to hand over, cleaning between bookings and breakdowns that can't wait. At Habitek, we take care of those details for you. From managing bookings and talking to guests to cleaning and maintaining the property, our team in Aveiro and the region looks after the place between bookings and during every stay. Owners get the information in the portal and are only contacted when a decision is theirs.

Habitek services

Repairs within an agreed limit

We agree with you an amount up to which we can go ahead with a repair without asking. Above it, we send you a quote and only proceed once you approve. Every job is recorded in the portal.

Bookings in one system

Our system connects the platforms where the property is listed and keeps the calendars synchronised. Bookings, cleaning and repairs are recorded in one place, which prevents overlapping bookings and forgotten tasks.

A team on site

Our team in Aveiro and the region goes to the property. We check its condition between bookings, identify what needs attention and agree the work with the owner.

Guest support during the stay

We answer questions before arrival, explain how to access the property and provide support during the stay. When a problem arises, the team follows it through to resolution.

How it works

We visit the property

We arrange a visit to make an initial assessment of the property's condition. We then carry out a legal compliance check and identify any missing documentation or requirements needed to ensure the property complies with the law.

We present the proposal

We present the needs identified, the applicable legal requirements and the available plans. Once approved, we handle the necessary documentation, organise any repairs or cleaning, and take professional photographs of the property for publication on the main booking platforms.

We publish the listing

We create and publish the listing across several platforms through a centralised system, set a competitive price for the property and adjust it according to demand, the time of year and occupancy. We also organise the cleaning schedule, check-in and guest communication.

After publication

We handle guest communication and coordinate cleaning, repairs and other property needs. Owners have access to their own portal, where they can check their property details, invoices, available documents and the status of repairs.

Frequently asked questions

Does my property need a short-let licence?

If the property operates as local accommodation (AL), prior registration through a prior notice procedure with the municipality is required. Not every short-term tenancy is AL. Eligibility depends on the property and municipal rules, including any containment or sustainable growth areas. Registration is not guaranteed: the applicable requirements must be checked before proceeding.

How long until the first booking?

The publication schedule is agreed after checking the property, registration and required documents. The first booking depends on demand, season and price; we do not guarantee a booking date, income or occupancy level.

How does VAT and invoicing work?

Under the normal VAT regime, accommodation generally qualifies for the reduced 6% rate in mainland Portugal. An exemption may apply, including under Article 53 of the Portuguese VAT Code, if its conditions are met. Management, commissions and other services have their own tax treatment. Invoicing in the operator’s name requires an agreement and compliance with tax rules. Confirm your circumstances with a certified accountant.

Who pays for repairs?

Responsibility depends on the cause of the damage, the contract and applicable law. Work, costs and any limit for interventions without individual approval are agreed in writing. Repairs are not automatically the owner’s responsibility in every situation.

What if a guest breaks something?

We document damage and support claims against the guest, platform or insurer as appropriate. Deposits and cover have conditions, limits and exclusions. Mandatory AL liability insurance covers damage caused to guests and third parties; it does not, by itself, guarantee cover for damage guests cause to the property or its contents. Check those risks in the policy.

Am I tied into a long contract?

Duration, notice periods, termination costs and the handling of confirmed bookings are set out in the proposal and contract. Review and accept those conditions before contracting.

Can I use the place myself?

You can request dates for personal use, subject to confirmed bookings and the contract. Contact the team in advance to coordinate availability.
